A manufactured home inspection is a specialized, thorough evaluation of the property’s health. To ensure a complete assessment, our inspectors focus on several critical areas:

  • Foundation & Structure: We check the frame and support systems to ensure they are sturdy and secure.

  • Vital Systems: Furthermore, we test the plumbing for leaks, the electrical system for safety, and the HVAC unit for proper climate control and insulation.

  • Interior & Exterior: We assess the roof and siding for wear and tear. Simultaneously, we check the interior for signs of moisture, mold, or appliance failure.

 

Modular vs. Pre-Fabricated Homes: Key Differences

While both styles are built off-site, they differ significantly in construction and value. Specifically, here is how they compare:

  • Construction & Speed: Modular homes are built in sections and assembled on-site. Because they are built in a controlled factory environment, they are often finished faster than pre-fab or site-built homes.

  • Design & Flexibility: In contrast to pre-fab homes, which use simpler panels, modular homes offer much greater design flexibility and customization.

  • Financing & Regulation: Crucially, modular homes must follow the same building codes as traditional homes. Consequently, they are often easier to finance with traditional mortgages, whereas pre-fab homes may face stricter lending hurdles.

Manufactured Homes vs. “Trailer” Homes

The terms are often used interchangeably, but there are distinct differences in quality and lifestyle.

  • Permanence: Trailer homes (mobile homes) are designed for mobility. On the other hand, manufactured homes are typically intended for a permanent foundation.

  • Size & Quality: Manufactured homes range from single to double-wide, offering much more space than a compact trailer. Additionally, trailer homes are often titled through the DMV, while manufactured homes are treated as real estate.

  • Lifestyle: Ultimately, trailers are often chosen for a more nomadic lifestyle, whereas manufactured homes provide a permanent, long-term housing solution.
